The lounge is spacious and modest, decorated in traditional style, with beautiful antique wooden furniture, terracotta floor tiles and floral drapes as well as a massive stone fireplace. Two French doors lead onto a summer room and a charming small balcony with views onto the lake and the village, perfect to enjoy breakfast or an aperitif al fresco.
The house offers 5 bedrooms decorated in a classic French style that will take you back in time. Antique furniture pieces, beautiful floral wall papers and washroom corners in the rooms are all part of the unique experience offered by this lovely traditional home. Two of the rooms benefit from access onto a large balcony with outstanding views of the lake.
1 modern family bathroom is available , and is completed by quirky 2 outdoor toilets "with a views" on the balconies.

The outdoor space will be the delight of everyone: a beautiful sheltered seating area is located on the upper garden to enjoy the views of the lake, an "afternoon tea" or an afternoon nap al fresco. A few steps further is the outdoor dining area with barbecue and the lower garden is a massive orchard, ideal football pitch or play area for the children. A few outdoor games are available.

Rental Agreement

MAISON DE VILLAGE CARPE DIEM, TALLOIRES
RENTAL TERMS & CONDITIONS
1. DEFINITIONS
In these Booking Conditions:
“the Owner” shall mean, Mr et Mme Souder
“the Client” shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made.
“the Property” shall mean Maison Carpe Diem, 74210 Talloires

2. BOOKING AND DEPOSIT
To reserve the Property, the Client should complete our booking form and click to accept the associated terms and conditions. The Client should then pay the initial deposit of 25% of the total rent due. Following successful processing of the deposit payment, the owner or LacMontagne Properties Ltd will send a confirmation email, this is the formal acceptance of the booking.

3. TERMS OF PAYMENT
The balance of the rent is payable not less than 8 weeks before the start of the rental period. If the balance payment is not received by this due date, the Owner or LacMontagne Properties Ltd reserve the right to give notice in writing that the reservation is cancelled. The client will remain liable to pay the balance of the rent unless the Owner or LacMontagne Properties Ltd are able to re-let the Property on the said period. In this event, the full amount paid will be refunded to which will be deducted a 15% administration fee . Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

4. INCLUSIONS AND CHARGES
The price includes heating, water, gas and electricity (up to 500 kw).
Any chargeable expenses arising during the rental period should be settled locally with the Owner or LacMontagne Properties Ltd before departure.
The cleaning fee is compulsory.
The Taxe de Sejour, a small local tourist tax of €1.5 per adult per day, will also be collected upon arrival.

5. DAMAGE
A security deposit of GBP 450/ 500 Euros is required for each rental period and is payable prior to arrival. The security deposit is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner.

The Owner or LacMontagne Properties Ltd will account to the Client for the security deposit and refund the balance due 7 days after departure

The Client shall, at the start or the rental, check the inventory and for any defects in the Property or breakdown in the equipment, plant, machinery or appliances or in the garden and report these to the Owner or LacMontagne Properties Ltd within 24h of checking in. Arrangements for repair and/or replacement will be made as soon as possible.

6. CANCELLATION
The cancellation of the property rental by the Renter up to 8 weeks before arrival will be refunded 100%. If cancelled within 8 weeks of the arrival date, no refund will be made unless the Owner or Lacmontagne Properties Ltd can re-let the property over the same period, in which case a 15% administration fee will apply.
In the unlikely event of a cancellation by the Owner or LacMontagne Properties Ltd, due to the property being destroyed, substantially damaged or sold before the start of the rental period, the Owner will refund the amount already paid by the Client at the time of the cancellation.
In these circumstances the Owner or LacMontagne Properties Ltd shall not be liable to the Client for any loss, damage or inconvenience suffered.

7. RENTAL PERIOD
Weekly lettings arrivals, unless otherwise stated, are from 16:00. The departure time is no later than 10:00. Same times apply for weekend and short breaks lettings, unless otherwise agreed in writing with the Owner or LacMontagne Properties Ltd. The Owner or LacMontagne Properties Ltd shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.

8. RESPONSIBILITIES
The maximum number to reside in the Property must not exceed 7 persons unless the Owner or LacMontagne Properties Ltd have given written permission.
The Client agrees to be a considerate tenant, to take good care of the Property and to leave it in a clean and tidy condition and with the rubbish disposed off at the end of the rental period. The Owner or LacMontagne Properties Ltd reserves the right to make a retention from the deposit to cover additional cleaning costs if the Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties.

The Client undertakes to ensure that doors and windows are locked at all times when the Client leaves the Property whether during the day or at night. The Client will be responsible for any loss suffered by the Owner (for which the Owner is unable to claim under his own insurance policy) as a result of theft or illegal entry if entry is gained via unlocked doors or windows.

9. LIABILITY OF THE OWNER and its Representative LACMONTAGNE PROPERTIES LTD

The Owner or LacMontagne Properties shall not be liable to the Client:

a) for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any, equipment, plant, machinery or appliance in the property or garden.

b) for noise or disturbance originating beyond the boundaries of the Property, or which is beyond the Owner’s control.

c) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.

d) for any loss damage or injury suffered by the Client, his family, children or guests howsoever incurred, during the term of the rental period. The Owner gives no warranty as to the suitability or safety of the house, equipment or grounds for use or occupation by any person other than the Owner and in particular for use or occupation by young persons and children under the age of 18. It is the responsibility of the Client to ensure that all young children are properly supervised by an adult at all times.

e) for any cancellation should the property be destroyed, substantially damaged or sold by the Owner, before the start of the rental period

f) Under no circumstances shall Lacmontagne Properties Ltd's liability be called upon to cover amounts paid directly or indirectly to the Owner.

10. LIABILITY OF THE OWNER”S REPRESENTATIVE, LACMONTAGNE PROPERTIES LTD
Lacmontagne Properties shall not be liable to the Client:
a) for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any, equipment, plant, machinery or appliance in the property or garden.

11. INSURANCE
The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, personal injury or accident, public liability etc, since these are not covered by the Owner's insurance.

12. ANIMALS
Animals are only permitted unless prior written agreement has been granted. Should our consent be given, animals are not allowed onto any of the furniture. You are responsible for ensuring there is no animal mess either within the Property or in the garden of the Property, a charge of 100€ will be made if our staff have to clear up any animal mess.

13. SMOKING
No smoking is permitted indoors.

14. JURISDICTION
This contract shall be governed by French law in every particular including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract must be brought only in the tribunal d'Annecy.

Payment Agreement

We require 25% deposit required to confirm the booking
The balance due + security deposit are payable no later than 8 weeks prior to arrival
The security deposit will be reversed within 7 days of your departure.

Payments can be made online by card or by bank transfer in EUROS or GBP

A stay tax will be collected on arrival of €1.10 per adult per night . Persons under 18 years are not taxed .

Cancellation Policy

The guest will be refunded 100% of the total cost if the cancellation happens at least 60 days before the checkin

House Rules

- No smoking except outside the property
- No parties or event unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm &  Check-out by 10am, unless otherwise agreed in writing with the property manager.  
- Pets are prohibited unless approved beforehand 
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group. 
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival. 
- All cleaning fees are compulsory and are to be paid on arrival
