Large traditionnel chalet with beautiful terrasses overlooking the valley, ideally located 5km away from La Clusaz and Grand Bornand ski stations.It Sleeps 10. It also has 3 bathrooms, with great living spaces and a private garden.

Outside at the entrance , to your left is a boot storage shed with heated boot warmers for winter! and equipment for barbequing in the summer. A pile of firewood is also at your disposal . On Entry to the chalet is a lobby area with spiral staircase that takes you up to the main sleeping area. Straight ahead past the lobby is an open plan kitchen, dining and lounge with wood burning stove . A large rustic dining table seats up to 10 people. Doors open out onto a balcony with grape vines and views over the valley. Adjacent to the dining area is the TV room which also has bunk beds. Wifi internet and satellite Television is available. This level benefits from a large bathroom with freestanding bath shower and basin. On the top floor are 4 bedrooms, 3 double rooms and one twin room . One double room has an ensuite bathroom . The other bathroom to share has a shower and toilet . To access the laundry and lower ground floor you must exit at the entry level and take steps down the side of the house to enter from a wooden terraced area . There is a washing machine, dryer sink and because of the boiler being in this area, it is another good place for drying out your ski gear!

The village of St Jean de sixt is a 10 minute walk away where you can take buses to the ski resorts or Annecy

Rental Agreement

CHALET LA GUERAUDAZ

RENTAL TERMS & CONDITIONS / CONDITIONS DE LOCATION

1. DEFINITIONS
In these Booking Conditions:-
“the Owner” shall mean Mr Iain Middle
“the Client” shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made.
“the Property” shall mean Chalet La Gueraudaz, Forgeassous dessous, St Jean De Sixt

2. BOOKING AND DEPOSIT
To reserve the Property, the Client should complete our booking form and click to accept the associated terms and conditions. The Client should then pay the initial deposit (25% of the total rent due). Following successful processing of the deposit payment, the Owner will send a confirmation email, this is the formal acceptance of the booking. The deposit payment acts as the acceptance of the Rental Terms and Conditions by the Client.

3. TERMS OF PAYMENT
The balance of the rent is payable no less than 8 weeks before the start of the rental period. If the balance payment is not received by this due date, the Owner or Lacmontagne Properties reserve the right to give notice in writing that the reservation is cancelled. The client will remain liable to pay the balance of the rent unless the Owner is able to re-let the Property. In this event, clause 6 of these booking conditions will apply. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

4. INCLUSIONS AND CHARGES
The price includes heating, water, gas and electricity (up to 500 kw). The price also includes the use of all the items present at the property.
Any chargeable expenses arising during the rental period should be settled locally with the Owner or Lacmontagne Properties Ltd (the Owner's representative) before departure.
Cleaning charges are compulsory.

5. DAMAGE
A security deposit is required for each rental period of £400 (Euros 500) and is payable prior to arrival. The security deposit is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner.
The Owner or Lacmontagne Properties will account to the Client for the security deposit and refund the balance due within 7 days of the end of the rental period.
The Client shall, at the start or the rental, check for any defects in the Property or breakdown in the equipment, plant, machinery, or appliances in the Property and report these to the Owner or Lacmontagne Properties without delay. Arrangements for repair and/or replacement will be made as soon as possible.

6. CANCELLATION
The cancellation of the property rental by the Renter up to 8 weeks before arrival will be refunded 100%. If cancelled within 8 weeks of the arrival date, no refund will be made unless the Owner or Lacmontagne Properties Ltd can re-let the property over the same period, in which case a 15% administration fee will apply.
In the unlikely event of a cancellation by the Owner or LacMontagne Properties Ltd, due to the property being destroyed, substantially damaged or sold before the start of the rental period, the Owner will refund the amount already paid by the Renter at the time of the cancellation.
In these circumstances the Owner or LacMontagne Properties Ltd shall not be liable to the Client for any loss, damage or inconvenience suffered.

7. RENTAL PERIOD
For weekly lettings arrivals, unless otherwise agreed in writing, are from 16:00 (4pm). The departure time is to be no later than 10:00. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.

8. RESPONSIBILITIES
The maximum number to reside in the Property must not exceed 10 persons unless the Owner has given written permission.
The Client agrees to be a considerate tenant, to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. The Owner reserves the right to make a retention from the deposit to cover additional cleaning costs if the Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties.

The Client undertakes to ensure that doors and windows are locked at all times when the Client leaves the Property whether during the day or at night. The Client will be responsible for any loss suffered by the Owner (for which the Owner is unable to claim under his own insurance policy) as a result of theft or illegal entry if entry is gained via unlocked doors or windows.


9. LIABILITY OF THE OWNER
The Owner shall not be liable to the Client:
a) for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any, equipment, plant, machinery or appliance in the property or garden.
b) for noise or disturbance originating beyond the boundaries of the Property, or which is beyond the Owner’s or Lacmontagne Properties’ control.
c) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner or Lacmontagne Properties.
d) for any loss damage or injury suffered by the Client, his family, children or guests howsoever incurred, during the term of the rental period. The Owner and Lacmontagne Properties give no warranty as to the suitability or safety of the house, equipment or grounds for use or occupation by any person other than the Owner and in particular for use or occupation by young persons and children under the age of 18. It is the responsibility of the Client to ensure that all young children are properly supervised by an adult at all times.
Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner or Lacmontagne Properties for the rental period.

10. LIABILITY OF THE OWNER”S REPRESENTATIVE, LACMONTAGNE PROPERTIES LTD
Lacmontagne Properties shall not be liable to the Client:

e) for any cancellation should the property be destroyed, substantially damaged or sold by the Owner, before the start of the rental period
Under no circumstances shall the Lacmontagne Properties Ltd's liability be called upon to cover amounts paid directly or indirectly to the Owner.

11. ANIMALS
Animals are not allowed at the Property. A special request must be made and written agreement must be granted for Guide dogs to accompany you. Should our consent be given, animals are not allowed onto any of the furniture. You are responsible for ensuring there is no animal mess either within the Property or in the garden of the Property, a charge of 100€ will be made if our staff have to clear up any animal mess.

12. SMOKING
No smoking is permitted indoors.

13. JURISDICTION
This contract shall be governed by French law in every particular including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract must be brought only in the tribunal d'Annecy.

Payment Agreement

We require 25% deposit to confirm the booking
The balance due + security deposit are payable no later than 8 weeks prior to arrival
The security deposit will be reversed within 7 days of your departure.

Payments can be made online by card or by bank transfer in EUROS or GBP

Cancellation Policy

The guest will be refunded 100% of the total cost if the cancellation happens at least 60 days before the checkin

House Rules

- No smoking except outside the property
- No parties or event unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm &  Check-out by 10am, unless otherwise agreed in writing with the property manager.  
- Pets are prohibited unless approved beforehand 
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group. 
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival. 
- All cleaning fees are compulsory and are to be paid on arrival 

Please do not wear  skiboots  inside they are to be placed in the cabine  on the heated boot warmers 

All waste must be disposed of by the client at the top of the road 

 

Cleaning Instructions

PROPRIETE Chalet Gueraudaz INSTRUCTIONS DE NETTOYAGE Avant de fermer/partir: - Vider le reservoir de l’aspirateur et rincer; verifier que le filter soit propre. - Retirer toutes les poubelles et en disposer aux endroits commautaires a cet effet. - remplir le bon du linge. Prendre une photo du bon et l’envoyer a lacmontagne.michelle@gmail.com et laisser une copie dans le sac. - fermer le cadena du placard avec les produits dans la chambre (code 000) - fermer le placard a linge sous les toits et verrouiller - fermer la buanderie au sous sol de la maison et accrocher la clé sur le clou a gauche de la porte d’entree CABINE - laisser les sacs de linge sale dans le cabine a ski À côté de la pile de bois (code 2850) et tourner contrasense a ouvrir . Pour verrouiller la porte de la cabine, tournez la poignée dans le sens horaire. Vérifier que les radiateurs sont à bas niveau dans la cabine Éteindre les chauffe-chaussures - Verifier que les clés aient bien été remise dans la boite a clés par les clients - Verifier que toutes les fenêtres et portes soient bien fermées avant de quitter la maison. Fermer les volets si la propriété n’est pas occupée la semaine suivante. - mettre l’alarme en route: appuyer sur le bouton du cadena fermé et sortir de la propriete. Pour annuler l’alarme: appuyer sur le bouton cadena ouvert et entrer le code 2827 En hiver, si des clients vont arriver, mettre les radiateurs sur 2 ou 3 Si le chalet reste vide pendant un mois environ, mettre les radiateurs sur anti-gel ( Thermosat derrière l'image dans le salon. Mettre les radiateurs sur Auto quand il y a des clients dans le chalet ) CUISINE - Jeter toute nourriture laissée, sauf condiments. - Mettre les grilles de la hotte dans le lave vaisselle - Le four : retirer les grilles and mettre du dégraissant si nécessaire Utiliser un liquide vaisselle - Essuyer tous les tiroirs et étagères en retirant les accessoires si nécessaire pour accéder au fond - Vérifier que les verres, couverts, assiettes et plats soient propres - Essuyer et dégraisser les bouteilles d’épices et condiments si nécessaire, de même que la salière et poivrier. - Mettre du sel et du produit pour verres dans le lave vaisselle et bien nettoyer le filtre, les cotes et le fond ; Nettoyer le tiroir de la machine - Laver les poubelles et mettre des sacs - Laver toutes les portes de placard et les plinthes. - Laver le micro ondes - Laisser une nouvelle éponge, un essuie tout, des tablettes de lave vaisselle, un rouleau de sopalin et 2 torchons propres. SALON - Nettoyer le foyer - Nettoyer les plinthes - Essuyer les murs et les plafonds pour les toiles d’araignee - Faire toutes les vitres et miroirs - Passer l’aspirateur - Passer la serpiere - Verifier que la table et les bancs soient propres - Soulever et secouer/aspirer les cousins et en dessous, pousser les canapés pour aspirer derrière et en dessous. SALLE TV - Ranger et dépoussiérer le placard sous la TV - Nettoyer les plinthes - Nettoyer le plafond et les toiles d’araignée - Soulever et secouer/aspirer les cousins et en dessous, pousser les canapés pour aspirer derrière et en dessous. - Faire toutes les vitres et miroirs - Passer l’aspirateur - Passer la serpiere ETAGE – CHAMBRES - Dépoussiérer étagères et placards - Nettoyer les plinthes et bordures de fenêtres au torchon humide - Nettoyer les murs et plafonds des toiles d’araignée - Faire toutes les vitres et miroirs - Pousser les lits pour vérifier que rien ne traine en dessous - Passer l’aspirateur partout ainsi que sous les lits et dans l’ouverture des portes fenêtres - Nettoyer la salle de bain et les toilettes; laisser un rouleau de papier toilette non moins de moitie entamé + un extra - Vérifier que les valences ne soient pas sales, remplacer si besoin - Laisser une grande serviette de bain par personne sur les lits SALLE DE BAINS - Laisser du savon a main dans chaque SDB et remplir si moitie vide - Laisser 2 rouleaux de papier WC dans chaque salle de bain - 1 serviette a main dans chaque SDB - Faire toutes les vitres et miroirs - Passer l’aspirateur, passer la serpiere CHAMBRES Vérifiez couettes et housses de matelas pour les taches et traiter ou de changer des couvertures JARDIN été - Nettoyer le BBQ (nettoyer toutes les grilles), retirer la graisse dans le tiroir dessous, le changer - Balayer les terrasses et les balcons. - Nettoyer la table extérieurs et les chaises - Ramasser tout détritus et poubelle JARDIN HIVER VEILLEZ A BIEN FERMER TOUTES LES FENETRES ET LUCARNES AVANT DE QUITTER LA PROPRIETE
