Recently redecorated, it is now a contemporary yet cosy space with large windows onto a balcony surrounding the apartment allowing beautiful views on the valley and village.
*PLEASE NOTE
In winter please make sure your vehicle has snow tyres , or 4WD or both!
On the first floor are 2 bedrooms (one double, one twin room) sharing an ensuite shower room and both with storage spaces. The corridor leads to a spacious and bright lounge with a high ceiling, a large dining table and some cosy leather armchairs. An "american" bar and stools open up to the newly redecorated kitchen. On this floor is another shower room, separate toilet, washing machine and storage cupboard for ski boots.
On the second floor is a cosy lounge/ TV area with large comfy sofas surrounding the fireplace and a library corner.
The corridor leads to 3 further sleeping areas (1 bunk bed, 1 double room, 1 single room), a bathroom with bath and separate toilet.
The apartment also benefits from a ski locker, parking space out front .
Amazing location in summer and winter: skiing , ski-touring , mountaineering mountain biking , trekking, trail running and hiking, parapenting/ paragliding but to name a few!
We are also only 30 minutes to lake Annecy where you can practice all water sports, cycle around the lake, visit beautiful Annecy and the area!
The Apartment is a 5 minutes drive to La Clusaz village. You can walk (or ski) to the closest piste at Cret du Merle which is 200m away. A walk into the village of La Clusaz is 20mn walking down the slopes. There is a bus stop opposite the road to the apartment .
Above La Clusaz are a number of walking trails in the mountains and forests that are truly enjoyable at all times of the year.
PLEASE NOTE :
-There is a steep staircase leading from the lounge to the mezzanine level above
.* Young children need to be supervised on the mezzanine level as it overlooks the living area.
-Should you drive to the property with more than 1 car, please ensure to park 1 car only on the private parking. Additional vehicles will have to be parked along the road to the property (25m away)

Rental Agreement

RENTAL TERMS & CONDITIONS / CONDITIONS DE LOCATIONS
Chalet Farapreu – La Clusaz

1. DEFINITIONS
In these Booking Conditions:-
“the Owner” shall mean, Mr & Mme Graham & Nora French, London SW3 4LF, UK
“the Client” shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made.
“the Property” shall mean Chalet Farapreu, Flat 6, Chemin des Verriers, 74220 La Clusaz

2. BOOKING AND DEPOSIT
To reserve the Property, the Client should complete our booking form and click to accept the associated terms and conditions. The Client should then pay the initial deposit (25% of the total rent due). Following successful processing of the deposit payment, the Owner will send a confirmation email, this is the formal acceptance of the booking.

3. TERMS OF PAYMENT
The balance of the rent is payable not less than 8 weeks before the start of the rental period. If the balance payment is not received by this due date, the Owner or LacMontagne Properties Ltd reserve the right to give notice in writing that the reservation is cancelled. The client will remain liable to pay the balance of the rent unless the Owner or LacMontagne Properties Ltd are able to re-let the Property. In this event, clause 6 of these booking conditions will apply. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

4. INCLUSIONS AND CHARGES
The price includes heating, water, gas and electricity (up to 500 kw).
Any chargeable expenses arising during the rental period should be settled locally with the Owner or LacMontagne Properties Ltd before departure.
The cleaning fees are compulsory and payable at the property.

5. DAMAGE
A security deposit £ 400 ( €500) is required for each rental period and is payable prior to arrival. The security deposit is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner.
The Owner or LacMontagne Properties Ltd will account to the Client for the security deposit and refund the balance due at the end of the rental.
The Client shall, at the start or the rental, check for any defects in the Property or breakdown in the equipment, plant, machinery, or appliances in the Property, garden or swimming pool and report these to the Owner or LacMontagne Properties Ltd without delay. Arrangements for repair and/or replacement will be made as soon as possible.

6. CANCELLATION
The cancellation of the property rental by the Renter up to 8 weeks before arrival will be refunded 100%. If cancelled within 8 weeks of the arrival date, no refund will be made unless the Owner or Lacmontagne Properties Ltd can re-let the property over the same period, in which case a 15% administration fee will apply.
In the unlikely event of a cancellation by the Owner or LacMontagne Properties Ltd, due to the property being destroyed, substantially damaged or sold before the start of the rental period, the Owner will refund the amount already paid by the Renter at the time of the cancellation.
In these circumstances the Owner or LacMontagne Properties Ltd shall not be liable to the Client for any loss, damage or inconvenience suffered.

7. RENTAL PERIOD
Arrival is from 4pm and departure time is no later than 10:00. The Owner or LacMontagne Properties Ltd shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.


8. RESPONSIBILITIES
The maximum number to reside in the Property must not exceed 9 persons unless the Owner has given written permission.
The Client agrees to be a considerate tenant, to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. The Owner or LacMontagne Properties Ltd reserves the right to make a retention from the deposit to cover additional cleaning costs if the Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties.

The Client undertakes to ensure that doors and windows are locked at all times when the Client leaves the Property whether during the day or at night. The Client will be responsible for any loss suffered by the Owner (for which the Owner is unable to claim under his own insurance policy) as a result of theft or illegal entry if entry is gained via unlocked doors or windows.

The cleaning fees of 100 euros upon departure are compulsory.

An additional tourist tax may be applicable depending on the property status (taxe de séjour).

9. LIABILITY OF THE OWNER
The Owner shall not be liable to the Client:
a) for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any, equipment, plant, machinery or appliance in the property or garden.
b) for noise or disturbance originating beyond the boundaries of the Property, or which is beyond the Owner’s control.
c) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
d) for any loss damage or injury suffered by the Client, his family, children or guests howsoever incurred, during the term of the rental period. The Owner gives no warranty as to the suitability or safety of the house, equipment or grounds for use or occupation by any person other than the Owner and in particular for use or occupation by young persons and children under the age of 18. It is the responsibility of the Client to ensure that all young children are properly supervised by an adult at all times.
Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.


10. LIABILITY OF THE OWNER”S REPRESENTATIVE, LACMONTAGNE PROPERTIES LTD
Lacmontagne Properties shall not be liable to the Client:
a) for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any, equipment, plant, machinery or appliance in the property or garden.
b) for noise or disturbance originating beyond the boundaries of the Property, or which is beyond the Lacmontagne Properties Ltd’s control.

Lacmontagne Properties Ltd gives no warranty as to the suitability or safety of the house, equipment or grounds for use or occupation by any person other than the Owner and in particular for use or occupation by young persons and children under the age of 18. It is the responsibility of the Client to ensure that all young children are properly supervised by an adult at all times.
e) for any cancellation should the property be destroyed, substantially damaged or sold by the Owner, before the start of the rental period
Under no circumstances shall the Lacmontagne Properties Ltd's liability be called upon to cover amounts paid directly or indirectly to the Owner.

11. INSURANCE
The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, personal injury or accident, public liability etc, since these are not covered by the Owner's insurance.

12. ANIMALS
Animals are only permitted to accompany you with our prior written agreement. Should our consent be given, animals are not allowed onto any of the furniture. You are responsible for ensuring there is no animal mess either within the Property or in the garden of the Property, a charge of 100€ will be made if our staff have to clear up any animal mess.

13. SMOKING
No smoking is permitted indoors.

14. JURISDICTION
This contract shall be governed by French law in every particular including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract must be brought only in the tribunal d'Annecy.

Payment Agreement

We require 25% deposit to confirm the booking
The balance due + security deposit are payable no later than 8 weeks prior to arrival
The security deposit will be reversed within 7 days of your departure.

Payments can be made online by card or by bank transfer in EUROS or GBP

Cancellation Policy

The guest will be refunded 100% of the total cost if the cancellation happens at least 60 days before the checkin

House Rules

- No smoking except outside the property
- No parties or event unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm &  Check-out by 10am, unless otherwise agreed in writing with the property manager.  
- Pets are prohibited unless approved beforehand 
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group. 
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival. 
- All cleaning fees are compulsory and are to be paid on arrival
