With only a 3 minute walk to the lake and beautiful Talloire beach, a 15 minute drive to the stunning medieval town of Annecy and only a 40 min drive to the ski slopes of La Clusaz, Grand Bornand and Manigod this is the ideal base for your relaxing or active summer or winter holiday !

The house is a traditional village house built of stone and full of original features . It has been carefully renovated to create a beautiful and original home combining the traditional and modern.

Take the time to relax and adjust to village life without the need of a car - The boulangerie , supermarket, coffee shops bars and excellent restaurant are all within 100 metres of the house!

Arranged over 3 floors and sympathetically renovated to make the most of the space and light while retaining its traditional charm, the house offers a lovely mix of old and new .

On the ground floor there is a cosy sitting room with original beams and woodburning stove and soft comfy sofas .
The modern light and spacious kitchen dining area is situated on the 2nd floor, and is open plan onto a living area with sofa , TV and dvd player .
There are two bedrooms both with Queen size beds . The first bedroom is situated on the 1st floor and the second is situated on a large mezzanine on the 3rd floor.
The bathroom and seperate toilet are situated on the 1st floor.

PLEASE NOTE: There are stairs linking the floors not suitable for toddlers .

Rental Agreement

TALLOIRES VILLAGE HOUSE CARMICHAEL,
RENTAL TERMS & CONDITIONS
1. DEFINITIONS
In these Booking Conditions:
“the Owner” shall mean, Mr et Mme Carmichael
“the Client” shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made. “the Property” shall mean 7 Chemin de Moulin, Talloires , 74290
2. BOOKING AND DEPOSIT
To reserve the Property, the Client should complete our booking form and click to accept the associated terms and conditions. The Client should then pay the initial deposit of 25% of the total rent due. Following successful processing of the deposit payment, LacMontagne Properties Ltd will send a confirmation email, this is the formal acceptance of the booking.
3. TERMS OF PAYMENT
The balance of the rent is payable not less than 8 weeks before the start of the rental period. If the balance payment is not received by this due date, the Owner or LacMontagne Properties Ltd reserve the right to give notice in writing that the reservation is cancelled. The client will remain liable to pay the balance of the rent unless the Owner or LacMontagne Properties Ltd are able to re-let the Property on the said period. In this event, the full amount paid will be refunded to which will be deducted a 15% administration fee . Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.
4. INCLUSIONS AND CHARGES
The price includes heating, water, gas and electricity (up to 500 kw).
Any chargeable expenses arising during the rental period should be settled locally with the Owner or LacMontagne Properties Ltd before departure.
The cleaning fee is compulsory
The Taxe de Sejour, a small local tourist tax of €1.10 per adult per day, will also be collected upon arrival.
5. DAMAGE
A security deposit of GBP 250 is required for each rental period and is payable prior to arrival. The security deposit is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit the Client's liability to the Owner.
The Owner or LacMontagne Properties Ltd will account to the Client for the security deposit and refund the balance due 7 days after departure
The Client shall, at the start or the rental, check the inventory and for any defects in the Property or breakdown in the equipment, plant, machinery or appliances or in the garden and report these to the Owner or LacMontagne Properties Ltd within 24h of checking in. Arrangements for repair and/or replacement will be made as soon as possible.
6. CANCELLATION
The cancellation of the property rental by the Renter up to 8 weeks before arrival will be refunded 100%. If cancelled within 8 weeks of the arrival date, no refund will be made unless the Owner or Lacmontagne Properties Ltd can re-let the property over the same period, in which case a 15% administration fee will apply.
In the unlikely event of a cancellation by the Owner or LacMontagne Properties Ltd, due to the property being destroyed, substantially damaged or sold before the start of the rental period, the Owner will refund the amount already paid by the Client at the time of the cancellation.
In these circumstances the Owner or LacMontagne Properties Ltd shall not be liable to the Client for any loss, damage or inconvenience suffered.
7. RENTAL PERIOD
Weekly lettings arrivals, unless otherwise stated, are from 16:00. The departure time is no later than 10:00. Same times apply for weekend and short breaks lettings, unless otherwise agreed in writing with the Owner or LacMontagne Properties Ltd. The Owner or LacMontagne Properties Ltd shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
8. RESPONSIBILITIES
The maximum number to reside in the Property must not exceed 4 persons unless the Owner or LacMontagne Properties Ltd have given written permission.
The Client agrees to be a considerate tenant, to take good care of the Property and to leave it in a clean and tidy condition and with the rubbish disposed off at the end of the rental period. The Owner or LacMontagne Properties Ltd reserves the right to make a retention from the deposit to cover additional cleaning costs if the Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties.
The Client undertakes to ensure that doors and windows are locked at all times when the Client leaves the Property whether during the day or at night. The Client will be responsible for any loss suffered by the Owner (for which the Owner is unable to claim under his own insurance policy) as a result of theft or illegal entry if entry is gained via unlocked doors or windows.
9. LIABILITY OF THE OWNER and its Representative LACMONTAGNE PROPERTIES LTD
The Owner or LacMontagne Properties shall not be liable to the Client:
a) for any temporary defect or stoppage in the supply of public services to the Property, nor in respect of any, equipment, plant, machinery or appliance in the property or garden.
b) for noise or disturbance originating beyond the boundaries of the Property, or which is beyond the Owner’s control.
c) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
d) for any loss damage or injury suffered by the Client, his family, children or guests howsoever incurred, during the term of the rental period. The Owner gives no warranty as to the suitability or safety of the house, equipment or grounds for use or occupation by any person other than the Owner and in particular for use or occupation by young persons and children under the age of 18. It is the responsibility of the Client to ensure that all young children are properly supervised by an adult at all times.
e) for any cancellation should the property be destroyed, substantially damaged or sold by the Owner, before the start of the rental period
f) Under no circumstances shall Lacmontagne Properties Ltd's liability be called upon to cover amounts paid directly or indirectly to the Owner.
10. LIABILITY OF THE OWNER”S REPRESENTATIVE, LACMONTAGNE PROPERTIES LTD
Lacmontagne Properties shall not be liable to the Client:

11. INSURANCE
The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, personal injury or accident, public liability etc, since these are not covered by the Owner's insurance.
12. ANIMALS
Animals are only permitted unless prior written agreement has been granted. Should our consent be given, animals are not allowed onto any of the furniture. You are responsible for ensuring there is no animal mess either within the Property or in the garden of the Property, a charge of 100€ will be made if our staff have to clear up any animal mess.
13. SMOKING
No smoking is permitted indoors.
14. JURISDICTION
This contract shall be governed by French law in every particular including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract must be brought only in the tribunal d'Annecy.

Payment Agreement

We require 25% deposit to confirm the booking
The balance due + security deposit are payable no later than 8 weeks prior to arrival
The security deposit will be reversed within 7 days of your departure.

Payments can be made online by card or by bank transfer in EUROS or GBP

Cancellation Policy

The guest will be refunded 100% of the total cost if the cancellation happens at least 60 days before the checkin

House Rules

- No smoking except outside the property
- No parties or event unless approved beforehand with the Owner- Noise restriction applies and drugs and overuse of alcohol is strictly prohibited.
- Check-in from 4pm &  Check-out by 10am, unless otherwise agreed in writing with the property manager.  
- Pets are prohibited unless approved beforehand 
- Groups of young adults must be accompanied by a responsible adult that will take responsibility for the group. 
- Guests will receive a house manual with a full list of property details, rules and local recommendations a couple of weeks before arrival. 
- All cleaning fees are compulsory and are to be paid on arrival 

Directions

Enter Talloires village .  There is parking on the right as you enter the village  or down in the main carpark as you go towards the lake area .  The house is in the centre of the village just behind the boulangerie . Turn right just in front of cafe de la place and past the boulangerie.  The house will be on your left with a number 7 on the letterbox .
