Beautiful Villa, pool, garden, 15mn walk to lake

This modern, spacious and bright home is located in the lovely village of Menthon St Bernard. Surrounded by a large garden and with a large private pool, the house has exceptional views of the castle and down towards the lake. A 5 minute walk takes you to the village centre and a further 10 minutes to the lakeside.

The house offers a large living space with an open plan state-of-the-art kitchen and a dining area. Bright and spacious, with large bays windows onto the garden and pool, the dining space is shared with the living area which features a large white leather sofa, a fireplace and TV corner.

The ground floor also offers 1 large double bedroom with a generous ensuite shower room, a dressing and a toilet.

The upstairs offers 3 further double bedrooms, a full bathroom and an additional toilet, and another small lounge with TV area and an office corner.

Outside, the generous pool is surrounded by a deck and sun chairs and umbrellas. The terrace has a large dining table for 10 and a Weber gaz BBQ.

In the garden, you will find a ping pong table, a swing set for the little ones, fruit trees and plenty of space to run around!

The drive can park3/4 cars and there is a large garage for bicycles and sports equipment.

The lake, 15mn walk away, can be accessed to free of charge or you can go to the "Plage de Menthon" for supervised swimming and baby pool. There is also a lovely snack bar/restaurant.

The lake is amazing to swim in but you can also practice kayaking, canoeing, paddle boarding, wake boarding, kit surfing, sailing boat, hire pedalos etc...There is also a boat shuttle going from the small harbour of Menthon to the beautiful old Town of Annecy, also called the Venice of the Alps.

Between Menthon and Talloires is the "Reserve Naturelle du Roc de chere" an amazing forested area, overlooking the lake, with beautiful shaded walks and view point. It is right next to Talloires' golf course.

The cyle lane is 5mn ride from the house, traversing the village and takes you to Annecy or to the neighbouring villages of Talloires and Veyrier, or all around the lake if you feel like it! and for those looking for sensation, know that Annecy is one of the world most renown paragliding spot, so why not giving it a go!

Nature and trail walking lovers, sports enthusiasts, families with young children, teenagers looking for thrilling holidays, there is plenty for everyone!

The guest have acess to the whole house except for a few locked storage spaces off the garage .

All our properties are self check in so you don't have to wait and can let yourself in until we come to meet you.

Our concierges will meet you on or shortly after your arrival and will be available to you at any time during your stay should you need help with anything.

We can help you organise local produce (fruit and veg) and groceries delivery, bikes rentals, paddle hire, mountain guides to explore the area, in house chef or food delivery etc. Anything that will make your stay the perfect holiday to stay safe and re-energise.

You are in a gorgeous village near the lake , with a chateau and walks 5 minutes away. The lake is a 15walk to the lakefront. The village a few minutes from the house has a bakery , butchers, grocery store , delicatessan , chemist, doctors , dentist , cafes and restaurants!

To enjoy the lakefront , buy groceries and walks , there is no need to take a car . A bicycle would be a great way to get around or by foot. If you want to go further afield you can drive or take the bus into Annecy. In the summer you can catch a ferry into Annecy or take a tour around the lake !

We allow 1 pet to join you during your holidays. Please always ask before bringing your pet.

The pet must not be allowed in the ground floor bedroom which has carpet.
