This bright, modern villa is located in the beautiful village of Menthon St Bernard, on the eastern shore of Lake Annecy. Surrounded by a large garden and private pool, the house offers exceptional views of the Château de Menthon and the lake. Just a 5-minute walk from the village center and 15 minutes to the lake and swimming spots, it is also a great starting point for cycle rides and walks in the forest and mountains. A perfect spot to fully enjoy the lake and mountains!

The house offers beautiful, spacious, and bright living spaces, including a modern kitchen open to the dining area and living room with a large sofa, fireplace, and TV corner. Large sliding windows overlook the garden, terrace, and pool. On the ground floor, there is also a large double bedroom with an en-suite walk-in bathroom, a separate toilet, and a laundry room. On the first floor, there is a second, smaller living room with a games/TV area and an office space, surrounded by three double bedrooms (two doubles and one twin), a family bathroom, and a separate toilet.

Outside, the beautiful swimming pool is surrounded by a terrace with deckchairs and umbrellas. A large dining table seats up to 10 people. There is also a Weber gas BBQ.

The garden, adorned with fruit trees, features a ping-pong table and a small swing for the little ones. The driveway can accommodate 3–4 cars, and a large garage provides space for bicycles and sports equipment.

The villa is located at the foot of the magnificent Château de Menthon St. Bernard, with pleasant trails through the forest and towards the impressive rocky mountains of the Dents de Lanfon. Further into the village and close to the lake, the Roc de Chère Nature Reserve is a lovely wooded area overlooking the lake, where you can easily spend a whole day. The lake, a 15-minute walk away, is free to access, or you can head to "Plage de Menthon" for supervised swimming and a pool for toddlers. There is also a friendly snack bar/restaurant. The lake is incredible for swimming due to its purity, but you can also enjoy kayaking, canoeing, paddleboarding, wakeboarding, kitesurfing, sailing, pedal boat rentals, and more. There is also a boat shuttle from the small port of Menthon to the beautiful old town of Annecy, also known as the Venice of the Alps.

The cycle path crosses the village and takes you to Annecy or the neighboring villages of Talloires and Veyrier, or even all around the lake if you feel like it! And for those looking for an adrenaline rush, Annecy is one of the most renowned paragliding spots in the world — so why not give it a try?

Nature and hiking lovers, sports enthusiasts, families with young children, and teenagers looking for an exciting holiday — there's something for everyone!

In the village center, you'll find an excellent bakery, a delicatessen, a tobacconist, and two very good butchers. There are also many restaurants in the village as well as along the waterfront; the village bar, now open long hours; a wine bar; and a beautiful little church.

Just down our road is the cycle path that runs around the lake, now fully secure. It's a great outing for the whole family; you can easily reach Angon and its beautiful beach, as well as stop anywhere along the waterfront to enjoy a swim. In summer, be careful, as the cycle path can get crowded!

Getting Around:

Numerous buses (free in summer) connect Menthon St. Bernard to Annecy, and in summer, other shuttles serve Montmin and Angon. You can also use the eco-friendly Grand Annecy electric bikes for a free 30-minute ride between the villages and Annecy. Finally, water shuttles depart from Talloires to Annecy.

In winter:

Please note: starting in mid-October, several restaurants and riverside activities close for the winter season.

Guests have access to the whole house except for a few locked storage spaces off the garage.

We can help you organize local produce (fruit and veg) and grocery deliveries, bike rentals, paddle hire, mountain guides to explore the area, in-house chef or food delivery, and more — anything that will make your stay the perfect holiday to stay safe and re-energize.

You are in a gorgeous village near the lake, with a château and walks just 5 minutes away. The lakefront is a 15-minute walk from the house. The village nearby has a bakery, butchers, grocery store, delicatessen, chemist, doctors, dentist, cafés, and restaurants!

To enjoy the lakefront, buy groceries, and go for walks, there is no need to take a car. A bicycle is a great way to get around or you can go on foot. If you want to go further afield, you can drive or take the bus into Annecy. In summer, you can catch a ferry into Annecy or take a tour around the lake!

We allow 1 pet to join you during your holidays. Please always ask before bringing your pet.

Pets are not allowed in the ground floor bedroom, which has carpet.
