The Lakehouse is a stunning residence with a waterfront terrace and direct access to Lake Annecy. It is located at the southern tip of the lake, 15kms away from the famous town of Annecy, the Venice of the French Alps, a great location all year round.

The house features 9 bedrooms, 8 bathrooms. The spaces modern, bright and convivial, making this villa the perfect home for a short break or a holiday with family and friends, a small reception or for work or retreats.

The property is managed by Lacmontagne Properties and its fully bilingual conciergerie in Annecy available to you throughout your stay to make sure everything goes smoothly during your holiday!

The outdoor spaces consist of a large terrasse and green lawn area leading onto the water side terrasse and ponton. There are plenty of sun loungers, 4 paddle boards available for the guests and 2 large outdoor dining areas with BBQ and outdoor fridge to relax and enjoy al fresco meals. A recent addition of a hot tub completes an all year round experience for the colder months.

The House is set over 3 floors - lounge, dining, kitchen, TV room and 4 double bedrooms on the ground floor. There are 4 other bedrooms on the upper levels, all elegantly decorated all with their own bathroom and TV and amazing views on the surrounding landscape.

The house offers stunning light and airy open plan living spaces, a large dining table and an American style modern kitchen fully equipped to cater for 15.

The separate TV / sitting room features a table football and large TV and is a great snug place for kids and teens and leads onto a back, enclosed, terrasse with ping pong table and outdoor furniture.

Sleeping arrangement:

On the ground floor : 4 double bedrooms, split in 2 areas:

- 1 double bedroom with full Italian ensuite

- 1 separate family sleeping area with 1 large king size bedroom (A/C) with family ensuite bathroom, and 2 room with 2 single beds (A/C)

1st floor:

- 3 double bedrooms with full ensuite, all with A/C and TV

- 1 double room with bunk beds (2 single), A/C and DVD player - separate shower room nearby

2nd floor:

- 1 Large studio with king size bed, lounge area, full bathroom with bath and shower, kitchenette, TV and A/C

The forecourt parks 4/5 cars and a large garage is available to park bikes, cars and sports equipment.

The bus line runs closes by but a car is recommended. Ferry in summer departs from the restaurant "chez ma Cousine", just a few minutes away, towards Annecy town and the lakeside villages.

* A mooring buoy is available. The price is extra, please contact us for more information

* Please note that Coastal Law requires that access be granted to the public along the waterfront and that a member of the public may walk through the property grounds.

* A comprehensive insurance is mandatory for damage and fire, this must be presented upon arrival at the property.

The Guests may access all areas of the house.

We will do our upmost to greet you at the property upon arrival. All our properties are however self check in so you don't have to wait and can let yourself in until we come to meet you.

In conformity with rules and regulations linked to the Corona virus, we keep security measures in place and will not shake your hands, we apologies for that in advance!

We will be available to you at any time during your stay should you need help with anything.

We can help you organise local produce (fruit and veg) and groceries delivery, bikes rentals, mountain guides to explore the area, in house chef or food delivery etc. Anything that will make your stay the perfect holiday to stay safe and re-energise.

The villa is discreetly tucked away from the main road, between lake and river and the Natural reserve of the Bout du lac. But a large range of outdoor activities and restaurants are available near by:

Doussard nautical club

Offer wakeboard, sailing, windsurfing, kayak, paddle board etc. Also kids clubs in summer. Lessons and courses are offered in all of these activities. Access by foot or car - left from here 500meters through the camping lac bleu (Port) or paddle board around to the right.

Tennis courts

for hourly hire in summer. Opposite the « camping lac bleu » left from here. Just make bookings onsite. Nice snack bar for food and drinks

Cycling / Bike hire

The cycle lane (voie verte) is just across the road from the Lakehouse and runs all the way around the lake for 42 kms – no cars and beautiful scenery running past fields and the lake. The run between Doussard and Annecy is pretty flat and approximately 15 kms. It is family friendly but gets busy in summer.

The keen road cyclists will enjoy some of the numerous cols that surround us: Semnoz, Forclaz, Leschaux, Tamier, Contrebandiers, Croix de Fer, Glandons, Marais etc. and some frequently part of a stage of the famous Tour de France such as Col de la Colombiere, Galibier and de la Madeleine. With notice guides can be arranged.

There are many places to hire bikes nearby (K2 in Doussard, Cycles Toinet in Sevrier, Fredloc in Verthier...) - and for your convenience we can arrange delivery and pick up of your bikes at the property.

Paragliding

Annecy is world renowned for its paragliding opportunities. Again many companies offer discovery jumps, longer flights and training. K2 near us, Les Passagers du Vent, Delta Evasion, etc... Most departures take place from the site de Planfait ou La Forclaz and land in Doussard.

Ermitage de Saint Germain de Talloires

The GPS coordinates for the house are 45.793972, 6.214192 and the address is 1850 Route d’Annecy, 74210 Le Bout du Lac, near Doussard.

The village is Bout du Lac but often does not show on the GPS as it is tiny, nor does our house number so enter Doussard into your GPS which is the nearest village from us about 3 kms south west of us.

Coming from Annecy, you will come through Bout Du Lac, the last village on the west side of the lake. Our house is the last one in the village, so keep an eye out to make sure you don’t drive straight past us! Once you enter Bout du Lac you will pass a large red sign saying Chez ma Cousine (great restaurant on the lake), we are the next turn left after that. There are 2 white houses. We are the far black one, on the lake and river.

If travelling without a GPS: Follow signs to Annecy, as you approach Annecy take the EXIT 16 marked for Albertville, keep following Albertville signs which will take you onto the D1508 down the right hand side of the lake. (The lake will be on your left)

Our laundry is cleaned by professional cleaners, also implementing the Government rules and using eco friendly produces whenever possible.

The environment is precious to us, and you will appreciate, whilst staying with us, how fortunate we are to benefit from such pure waters and magnificent landscapes. We will therefore call to your attention to avoid wastage (electricity and water) and to buy plastic free and recycle your waste whenever possible. All the information will be available in the Welcome Folder available at the property. The folder is also available in big print for vision impaired people .
