The Lakehouse is a superb residence with a waterfront terrace and direct access to Lake Annecy.

It is located at the southern tip of the lake, 15 km from the center of Annecy. The house has 9 bedrooms and 8 bathrooms. The modern, bright, and convivial spaces make this villa the ideal home for your holidays with family or friends, a small reception, work stays, or wellness and sports retreats – in all seasons.

This magnificent villa will charm you from the moment you arrive with its garden and terrace at the water's edge, offering an unobstructed view of the lake and surrounding mountains.

A large terrace with a summer lounge runs alongside the house, a garden with a petanque court, fat boys, and hammocks, sun loungers by the water, large dining tables on each terrace, a lakeside BBQ, a wood-fired Nordic hot tub, and paddle boards at your disposal – everything is here to ensure a relaxing and exceptional stay.

Inside, the house offers beautiful open-plan living areas, bright and modern, a large dining table, and a fully equipped American-style kitchen.

The separate game/TV room features a foosball table and is a great spot for kids and teenagers. It opens onto a back terrace with a ping-pong table and shaded, secure garden furniture.

The house is spread over 3 floors:

Ground floor:

Living room, dining room, kitchen, TV room, and 4 double bedrooms:

1 double bedroom with full Italian-style bathroom, A/C

1 separate family sleeping area with 1 large king-size bedroom (A/C) and en-suite family bathroom, 2 bedrooms with 2 single beds (A/C)

First floor:

3 double bedrooms with full bathrooms, all with A/C and TV

1 double bedroom with single bunk beds, A/C – separate shower room nearby

Second floor:

1 large studio with king-size bed, sitting area, full bathroom with bath and shower, kitchenette, TV, and A/C

All rooms are elegantly decorated, most with their own bathroom and TV, and offer breathtaking views of the surrounding landscape.

The courtyard can accommodate 4–5 cars, and a large garage is available for parking bikes, cars, and sports equipment.

There is a nearby bus line, but a car is recommended.

In summer, a boat shuttle departs from "Chez ma Cousine", just minutes from the house, offering panoramic lake tours or trips to Annecy and surrounding lakeside villages.

In summer, ski resorts offer many mountain activities: cable cars take you to the summits for walks and mountain biking. Numerous forest trails suit all levels. Paragliding, whitewater activities, horseback riding, adventure parks, tree climbing... Cheese farms can be visited, and a golf course is set up at Les Confins in La Clusaz.

In winter:

Many ski resorts are easily accessible from the Lakehouse (Semnoz, Les Saisies, La Clusaz, Grand Bornand, Val d’Isère, etc.) allowing guests to ski while others enjoy the lake.

Alpine skiing, cross-country skiing, ski touring, sledding, horse- and dog-drawn sleighs, ice skating, ski lessons, winter hikes, heated pools…

In Annecy, you can enjoy spas, yoga & pilates classes, cinema, bowling, clubs, bars, and numerous restaurants, especially offering classic French and cheesy dishes!

Cooking classes, Pilates and yoga on the terrace, vineyard and wine cellar tours, music festivals, animation film festival, sporting events (Maxi Race, Red Bull, Ultra trails, etc.)

IMPORTANT NOTES:

- A mooring buoy is available. Price not included – please contact us for more details.

- Under the coastal law, public access must be allowed along the shoreline, meaning a member of the public may cross the lakeside portion of the property.

- Holiday rental insurance is required for fire and damage. This must be presented upon arrival.

Guests have access to the entire house.

We will do our best to welcome you in person at check-in. To avoid making you wait, we will provide you with the code to a key box so you can access the property upon arrival. We will meet you within the hour.

The villa is discreetly set back from the main road, nestled between the lake, a river, and the Bout du Lac Nature Reserve. Yet a wide selection of outdoor activities and restaurants is available nearby:

Offers wakeboarding, sailing, windsurfing, kayaking, paddleboarding, etc. Also kids’ clubs in summer. Classes and workshops in all these activities are available. Accessible on foot or by car – 500 meters to the left through Camping Lac Bleu (Port), or to the right by paddleboard.

Tennis court

Hourly rental in summer, across from "Camping Lac Bleu" on the left. Book directly onsite. Also a nice snack bar for food and drinks.

Cycling / Bike rental

The bike path (greenway) is just in front of the Lakehouse and goes around the lake for 42 km – no cars and beautiful scenery through fields and lakeside. The ride from Doussard to Annecy is fairly flat and about 15 km. It's family-friendly but busy in summer.

Road biking enthusiasts will love the many mountain passes nearby: Semnoz, Forclaz, Leschaux, Tamie, Contrebandiers, Croix de Fer, Glandon, Marais, Colombière, Galibier, Madeleine, etc. Some are part of the Tour de France.

Bike rental points are nearby (K2 in Doussard, Cycles Toinet in Sevrier, Fredloc in Verthier) – and we can arrange delivery and pick-up for your comfort.

Paragliding

Annecy is world-famous for paragliding. Several companies offer discovery flights, longer sessions, and training: K2, Les Passagers du Vent, Delta Evasion, etc. Most take off from Planfait or La Forclaz and land in Doussard.
