The Talloires Lake Apartment occupies the ground floor of a stunning architect-designed chalet, renovated in 2017. The generous deck has panoramic views of Lake Annecy, and beautiful seating, dining and BBQ areas. The apartment sleeps 4 people in 2 bedrooms .

The apartment features an open plan kitchen/dining/living area leading onto the terrasse and overlooking the lake. There is no TV.

It sleeps 4 people in one double bedroom and one bedroom with two singles.

What makes the apartment really special are the views of Lake Annecy, both from the living area and the master bedroom. The deck is the perfect place to enjoy the view, BBQ and relax in summer and winter!

It is only 5 minutes walk to the lake and village.

**Please note that whilst renting the apartment, the ground floor flat is yours. The annexe on the ground floor, first, second and attic floor of the house (The Lakehouse) are rented separately.

There is parking for up to 2 cars and the large garden with a trampoline and climbing rope is shared with the house above.

We kindly ask all our guests to respect 'Quiet time', both inside the house and on the terrace, between 10pm and 8am.

The Talloires Lake Apartment has its own entrance and private deck and BBQ, separate from the main house. The ample parking and the bottom of the garden (with trampoline, rope swings and swingset) are shared with the main house.

Talloires is a typical little French village with a lot of character! It's a paradise for nature, sports and food lovers.

Winter sports lovers can enjoy the family resorts of La Clusaz and Le Grand Bornand (45 mins) or smaller local resorts Montmin (15 mins) and La Sambuy (30 mins). Chamonix, Meribel, Courchevel and Val d'Isere are 1h15-1h30 away.

Set on the lake but with woods and mountains just behind, it offers a huge range of exciting activities including water-sports, paragliding, canyoning, hiking, mountain-biking, road-biking. A 42 km cycle path goes around the entire lake.

Talloires beach is a great spot to relax and enjoy the lake. Kids love the paddling pool, slide, children's pool, diving board, swimming platform, table tennis tables and sandpit/volleyball pitch.

A range of restaurants will keep you entertained in the evening from the Savoyarde on the beach with its amazing views and delicious pizzas, to ultimate gourmet and romantic dining experiences at Michelin-starred chef Jean Sulpice’s Auberge de Pere Bise and the more traditional Hotel de l’Abbaye.

The house has its own private parking. There is a bus stop at the bottom of the road. Buses, ferries and water-taxis link Annecy to Talloires. A 42 km cycle bath goes through Talloires and around the lake.

Talloires is 14km from Annecy, which has a direct rail link to Paris. It is 45 minutes from Geneva airport and 1h45 to Lyon.

Covid-19 Information

We are currently following Airbnb's COVID-19 cleaning guidelines regarding cleaning and disinfecting the property. If you wish for a 24 hour period to be left between your arrival and the previous guests' departure, you will need to book an additional night and let us know your arrival time and date. Le Ban de la Roche is a gated property, set back from the road, with an enclosed garden. You may use a key box to collect and deposit keys. As the Garden Flat is on a separate floor from the Luxury Villa, and has its own entrance and private terrace, it is 100% possible to socially distance from clients in the Luxury Villa. The only shared space is the large parking area (with room for up to six cars) and the lower garden (where there is a trampoline, swingset and wood bbq). With regard to eating out, all of the restaurants in Talloires have spacious outdoor terraces and currently offer take-away options. If you enjoy nature and the outdoors, we can recommend some lovely quiet areas for picnics, walks and swimming away from crowds. We are also happy to advise on smaller local shops, open-air markets and food delivery services.
