The villa is located in the village of Angon, along a mountain river, between waterfall and lake. 5 mins walk from the lake, 2 mins from the cycle lane and 10 mins by bike / 5 mins by car to the center of Talloires, it is ideally located to enjoy the lake, water activities, hikes, bike rides and easily visit Annecy and explore the area.

The property is managed by Lacmontagne Properties and its fully bilingual conciergerie in Annecy are available to you throughout your stay to make sure everything goes smoothly during your holiday!

The property sits above its own Alpine stream and in close proximity to the cascading waterfall of Angon. This unique property has retained many of its charming features including the large outer water-wheel, internal iron wheel mechanisms and cutting saw. Located in the picture postcard hamlet of Angon, Talloires.

The property is set on three levels and has been repainted in April 2024.

The ground level is a very large, open plan space with three large sofas, large dining table and high-spec, modern open-plan kitchen with a large cooking area and breakfast bar. There is also a separate W.C and a double bedroom on this floor with en-suite shower room.

The first floor has three bedrooms: 2 double and one family room sleeping 2-4 people. The master bedroom has direct access to the family bathroom whilst the other double bedroom has its own en-suite shower room. There is a separate W.C on the landing.

The lower ground floor features a beautiful private apartment with a large bedroom and copper bath, a full bathroom with large shower and double basin, and private lounge area opening up onto the garden and river.

This level also has a utility room and access to the bar room which contains the inner workings of the water wheel.

This house is a beautifully decorated in a mix of modern and old, designer furniture and beautiful art. It is a very social space, with large sofas and different areas to relax in.

Off the dining area on the entry level is a large terrasse with an outdoor covered seating space overlooking the river that leads to the upper garden with the outdoor dining space and BBQ. A stone staircase leads to the lower garden, a green space to play and relax in summer. Please note that a small gate gives access to a small and steep stone staircase that leads to the river. The children can play in the river but must be supervised at all time.

There is a private car parking space for 2 small cars or one big car in the shingle driveway just around the corner from the front door.

The village of Angon is a very beautiful old character village, 5 minutes walk to the lake. Angon has a a great beach area with volley ball pitch, lots of shade, a small river, jumping platforms and a small cafe for snacks. There are also regular live band playing in the evening during the summer season.

The village also some very good restaurants and another couple of beaches with their own snack bars. We are also only about 5mn cycle ride to Talloires village with more beautiful restaurants, another great beach and waterfront activities, small shops (baker, grocer, newspaper shop etc.)

A large spectrum of activities are available nearby: wakeboarding, cycling around the lake, paragliding, going to the adventure park in Talloires, going on beautiful walking trails in the forest (to the Angon waterfall, the Chalet d'Aulp, Le Pre Verel, Le Col de la Forclaz, Le Roc de Chere etc), tennis, golf, mini golf, paddle boarding, kayaking, canyoning, paragliding ... and so much more!

Guests can access all outdoor spaces and internally except for some cupboards designated private.

Our concierges will meet you on or shortly after your arrival and will be available to you at any time during your stay should you need help with anything.

We can help you organise local produce (fruit and veg) and groceries delivery, bikes rentals, paddle hire, mountain guides to explore the area, in house chef or food delivery etc. Anything that will make your stay the perfect holiday to stay safe and re-energise.
