The house is located in the picturesque village of Menthon St Bernard, on lake Annecy, in the quiet area of "Les Moulins. 5mn walk to the village center, 10mn walk to the lake and 20mn drive to La Clusaz and Bornand ski stations, this is great location for both summer and winter holidays: access to the lake, swimming areas and watersports, cycle lane, walking trails in the forest...

Spacious, luminous, quiet and very comfortable with 6 bedrooms, 4 large full bathrooms and large living and entertainement spaces, indoor and outdoors, this is the perfect home for a family holiday in summer and winter.

You are:

- 5mn walk to the village center and shops (restaurants, amazing grocer, bakery, butchers, pharmacy, newspaper shops etc) and bus stop to go into Annecy and neighbouring villages along the lake.

- 10mn walk to the waterfront, paddle boards, kayak and boat hire, tennis club, restaurants,

- 15mn to the public beach, paddling pool and lakefront restaurant

- 2mn to the cycle lane

- at the foothill of the famous Menthon castle, beautiful forested trails

- 20mn drive to La Clusaz and Grand Bornand ski stations

The house has a large garden facing the village Castle and overhanging over the river. A joy for older kids and teenagers to play and fish!

The main living spaces and 2 large outdoor terrasses on each level overlook garden, river and castle.

The house is arranged over 3 levels:

Entry is from the parking level that can hold 3 cars, via the lobby.

Up one flight of stairs leads you to a spacious open lounge, office, dining and kitchen area with a large fireplace and big leather sofas.

This space connects to the dining area with a large table to seat 14 and which in turn is connected to the amazing kitchen.

The kitchen is high spec with every convenience for large groups, including 2 ovens, large separate fridge and freezer, dishwasher and large breakfast bar. There is a large BBQ on the terrasse just off the kitchen area with access to the lower terrasse with dining area.

From this level you can access downstairs via a stairwell to a play/TV room, a dormitory room with 2 bunk beds, a very large double bedroom, a large family bathroom, separate toilets and the utility room. TV room and bedrooms open out onto a huge terrace with ping pong table, onto the garden.

The upper level consists of 4 generous double bedrooms

- 2 queen bedrooms sharing one bathroom,

- 1 large master bedroom with superking bed and ensuite bathroom,

- 1 bedroom containing 3 single beds or used as a double bedroom with large family bathroom.

The bedooms are beautifully decorated with drapes and carpets.

The house is not suited for guests with disabilities or limited mobility/ Ce logement n’est pas adapté PMR

The house has a private open parking area for 3/4 cars.

The property is managed by Lacmontagne Properties and its fully bilingual conciergerie in Annecy are available to you throughout your stay to make sure everything goes smoothly during your holiday!

You have access to the whole house except lockable cupboards and the mezzanine area above the master bedroom

We will do our upmost to greet you at the property upon arrival. All our properties are however self check in so you don't have to wait and can let yourself in until we come to meet you.

In conformity with rules and regulations linked to the Corona virus, we keep security measures in place and will not shake your hands, we apologies for that in advance!

Our concierges will meet you on or shortly after your arrival and will be available to you at any time during your stay should you need help with anything.

We can help you organise local produce (fruit and veg) and groceries delivery, bikes rentals, paddle hire, mountain guides to explore the area, in house chef or food delivery etc. Anything that will make your stay the perfect holiday to stay safe and re-energise.

Quite residential area of Menthon St Bernard called Les Moulins.

The hamlet is located just above the village center near shops, at the foothill of the beautiful Castle of Menthon St Bernard, and its vignard, the forests and the Dents de Lanfon.

A 5mn walk down to the village center; a further 10mn takes you to the lake front in the village small harbour and by the stunning Palace de Menthon.

All our properties follow the very strict government guidelines in terms of cleaning.

Our laundry is cleaned by professional cleaners and use eco friendly products whenever possible.

The environment is precious to us, and you will appreciate, whilst staying with us, how fortunate we are to benefit from such pure waters and magnificent landscapes. We will therefore call to your attention to avoid wastage (electricity and water) and to recycle your waste whenever possible. All the information will be available in the Welcome Folder available at the property.
